General Description

Scope Of Work

Mt. San Antonio College is inviting Contractors to submit a proposal for on-call installation, repair, maintenance and emergency "as needed" contractor services for the period of September 2025 through August 2030. Proposals shall be submitted electronically via OpenGov. This Request for Qualifications (RFQUAL) describes the scope of services, evaluation process, and minimum information that must be included in the qualification package. This RFQUAL will request each Contractor to concisely state its qualifications for participating in a constructive and effective partnership.

a. Wood Floor Repairs

  1. Repair or replace damaged, warped, or loose boards, and address surface wear and minor structural issues.
  2. Resolve moisture-related concerns and assess subfloor stability when needed.
  3. Match materials and finishes to maintain uniform appearance and safe performance.
  4. Provide temporary floor protection or safety measures during repair if full resolution cannot be immediate.

b. Preventive and Corrective Maintenance

  1. Perform routine cleaning, including dry and damp mopping with pH-neutral, wood-safe cleaning solutions.
  2. Remove debris, scuff marks, and surface contaminants using non-abrasive techniques.
  3. Visually inspect for moisture issues and surface safety concerns.
  4. Provide maintenance logs summarizing services completed and recommendations.
  5. Services will be scheduled as needed to maintain appearance, performance, and longevity.

c. New Installations:

  1. Install new wood flooring systems, including subfloor construction, surfacing, design elements, and finishes.
  2. Provide product and finish options when requested, and secure materials in a timely manner to meet scheduling needs.
  3. Ensure systems meet durability, safety, and aesthetic standards for athletic/performance use.
  4. Coordinate with designers, project managers, and Facilities Maintenance and Operations.
  5. Deliver as-built documentation, material specifications, and warranty information upon completion.

d. Refinishing

  1. Conduct screen and recoat services to restore gloss, finish, and slip resistance.
  2. Perform full sanding and refinishing, including:
  3. Sanding to bare wood
  4. Application of game lines or design elements as needed
  5. Use of durable finishing products appropriate for high-traffic or athletic spaces
  6. Coordinate work with facility schedules to minimize disruption and allow for proper cure times.
  7. Provide refinishing records, including finish type, areas serviced, and cure times.
